When pricing lots in Pueblo West, the following items are considered:

Sales of similar, nearby properties within the last six months give an indication of value and what buyers are willing to pay. |
| Size: |
Size matters and bigger is better! |
| Slope: |
If the lot slopes from front to back, it may be possible to build a home with a basement walkout. Lots sloping from back to front are less desireable. Lots with severe slope may be impossible to build on. |
| Views: |
Does the lot have a view of Lake Pueblo, Pikes Peak, or a panoramic mountain view? Or is there a view of high tension power lines? |
| Location, Location, Location: |
Is the lot on a street with upscale or economy housing? Is the lot on a main street or in a cul-de-sac? Is the lot on a dirt road or paved road? |
